Q. What's the catch then? You can't really be free to advertise property for rent and free for tenants to search for property to let? can you?
A. Yes, indeed we can - for both landlords, letting agents and tenants. We make our money through back end income streams such as adverts and paid links. Landlords and Letting agents you can advertise as many rental properties as often as you like for free, tenants, search property to rent, apartments, flats, houses, accommodation, rent a room, house share, student accommodation, create property wanted adverts, create property saved searches - it's all free!


Q. So I'm not going to get a 'surprise' bill or demand for my credit card details after a few weeks of advertising our vacant property?
A. No, certainly not. Our site is free to advertise property, free to search for property, free!


Q. So how do you manage to run this site for free?
A. We carry selective advertising in unobtrusive positions. We are paid a small amount of money for traffic we generate to our sponsors. We do therefore ask our visitors to click on some of sponsors links, you do not have to buy anything or do anything. This allows us to continue to provide this property rental site for the benefit of tenants, letting agents, landlords and other groups interested in property.


Q. How many properties can I load on your site for free?
A. You can advertise as many property advertisements as you like. There is no limit to the number of property ads you can create. Advertise flats to let, houses to let, apartments to let, studio apartments to let, rent a room, house share, student accommodation, what ever residential accommodation you have to let, advertise it for free.


Q. How long are the free property ads online for?
A. In effect, the free property ads are online with LetMatch as long as you like, but, property adverts will auto expire 30 days from the date they were last UPDATED. If a property ad expires you can simply place it back online by selecting 'Ad Status' from the 'My Portfolio' section of your Landlord/Letting Agent account. Rental Ads expire after 30 days just to ensure old property ads are not online and to provide the best service to tenants.


Q. Why should I use another site like this?
A. You can never have too much free rental advertising right? never have to much publicity right? and when it's free, well... Sure there are other sites offering similar services, but they are not FREE like LetMatch, and the team of LetMatch are very experienced at web site marketing and building web based services and LetMatch will be the site to be on, so be an early adopter and take advantage of all the free property advertising you can get, you may just land the perfect tenant!


Q. OK, I'm nearly convinced. What's the advantage of using you over a letting agent?
A. You don't have to use LetMatch exclusively; you can use a letting agent as well if you want. In fact many letting agents use LetMatch to advertise their landlords' properties. We need to make one thing absolutely clear: We are not a letting agent and are not in direct competition with letting agents. Both landlords and letting agents can see that we have national reach whereas they do not. Also we are FREE to advertise to let property ads. The advantage of that doesn't need spelling out. Just consider how much a property advert in your local newspaper costs you and how many people can actually see it compared to us. It's a no-brainer!


Q. As a professional tenant I've used other property sites and when I contact the landlords the properties are always gone, and if you go back to the site a year later the same properties are still there! Are you the same?
A. No. Properties expire after 30 days and the landlord gets an email reminder. They then have to click a button to re-activate the property for a further 30 days and so on. This ensures that forgetful landlords and letting agents who don't remove their properties when they're let don't waste tenants time - or their own. What it means to you the would-be-tenant is that the properties on the site are all currently available to let. We know that some other property sites leave properties on permanently once they are uploaded in order to make the site appear 'busy'. That's unethical as far as we're concerned and we don't do it.


Q. I'm on Housing Benefit (DSS, DWP, Income Support), is this site a waste of time for me?
A. No, certainly not! We allow tenants to search specifically for landlords who are willing to accept Housing Benefit (DWP, DSS, Income Support) claimants.


Q. I'm unsure about my credit history. Will a landlord/Letting Agent reject me if I wish to rent one of their houses/flats?
A. They could do. The best thing to do is to perform your own credit check/reference check, which will answer all your questions for you. You can then take that search along to meet landlords or letting agents or update your tenant search profile to include details from your credit check to share with the landlords and letting agents, which will make you more pro-active than 99.9% of tenants and give you a good head start at securing the property you want to rent. Letting agents can do the search for you and typically charge around £120 per credit check. You will soon be able to do your own online credit checks through this site.


Q. I got back the results of my credit check, and they weren't that great. I still need to rent. What can I do?
A. You need what's called a 'credit repair' programme. We will soon have a section to guide you through the credit repair process, check back in a few days.
