This documents gets the tenant to acknowledge the presence of any damage - much easier when you're standing next to them - or other issues apparent on move-out. Once the tenant has left the property it is very easy for them to deny the existence of any problems. Now that you have to go to arbitration to decide what to do with their deposit, you don't want to hear the words 'It wasn't like that when I left!' This form nips all of that right in the bud. Absolutely essential.

With the cost of cutting keys upwards of anything from £5 each, you want to be 100% sure what keys were given to the tenant at the beginning of the tenancy, so that if you don't get them back at the end then you can charge the cost of replacement out of the tenant's deposit.
